Spanish Tile Cleaning in Ventura County

Professional Spanish Tile Cleaning for Homes and Businesses

Kelly Cleaning cleans Spanish and traditional tile in homes and businesses throughout Ventura and Santa Barbara Counties. That covers Saltillo, glazed terracotta, cement and Talavera, along with the sanded and unsanded grout set between them. We look at what the floor is made of before choosing a method, and once it is clean, color sealing can be added so the grout stays clean longer.

  1. Old SealerA worn or yellowed topical sealer traps dirt beneath it, so the floor looks dirty however often it is mopped.
  2. When to Color SealColor sealing is optional, and we recommend it most for high-traffic rooms and areas that see a lot of moisture.
  3. Same-Week EstimatesEstimates are free and usually booked within the same week, by phone at (805) 644-5308 or through a request online.

The National Park Service advises that cleaning historic ceramic tile floors start with the gentlest method possible, which may be plain warm water.

Spanish & Traditional Tile

Talavera tile in a shower

Saltillo, Terracotta, Cement and Talavera

Spanish tile has a classic look, but grime works into its textured face and stays there. Saltillo is highly porous, so it needs a deep clean and a seal. Glazed terracotta holds up better against stains, though it still wants regular maintenance. Cement soaks up moisture and has to be sealed to keep from staining, and on colorful, decorative Talavera the dirt collects in the grout lines.

Those four do not take the same treatment. An unglazed, unsealed tile has nowhere to put a spill except inside itself, while a glaze holds the stain at the top where it lifts off. So on any Spanish floor, we start by working out what it is made of and pick the method from there.

  • Spanish Tilea classic look, with a textured face that holds grime
  • Saltillovery porous; wants a deep clean and a seal
  • Glazed Terracottasheds stains but still needs regular upkeep
  • Cementsoaks up moisture, so it is sealed against staining
  • Talaverabright decorative tile with dirt that gathers in the grout

Grout Lines

Sanded Grout, Unsanded Grout and Color Sealing

The grout deserves as much attention as the tile. Sanded grout has sand mixed in so it does not shrink back as it cures, and it usually fills the wider joints. Unsanded grout is smoother and more flexible, which suits thin lines and tight spots. The two are treated differently, so this is work for a trained hand: every Kelly Cleaning technician learns to identify both and handle each one, and color sealing can follow the clean.

Grout sits below the tile face and is more porous than the tile, so on any tiled floor, Spanish or ceramic and porcelain, it is the first thing to look dirty and the last thing a mop reaches. An optional color seal afterward guards those lines and keeps them even.

  • Sanded Groutthe wider joints; sand keeps it from shrinking as it cures
  • Unsanded Groutsmooth and flexible, for thin lines and tight corners
  • High-Pressure Steamlifts dirt, mildew and soap residue out of the joint
  • Color Sealingan optional coat that guards the lines and keeps them even
  • Sealinggives a porous tile a barrier against spills
  • Inspection Firstwe read the material before choosing a product

Wear and Sealing

What Wears a Porous Floor Down

Left on the floor, buildup grinds through the tile's protective layers until it cracks and discolors, and an unglazed floor gets there sooner than glazed ceramic does. On Saltillo or cement the dirt is not on top of the tile at all. It is down in the body of it.

Old sealer causes the rest. A topical finish that has worn thin or turned yellow traps dirt under a layer no mop gets through, so the floor looks dirty however often it is cleaned, which makes it a floor care problem as much as a cleaning one. We take out the dirt and stains and leave the finish intact, so the tile stays in service for years.

  • Absorbed Stainsunsealed Saltillo and cement take on spills instead of shedding them
  • Dark Grout Linesthe most porous part of the floor, and the last part a mop reaches
  • Worn Sealeran old topical finish traps dirt underneath it
  • Surface Wearbuildup grinds at the protective layer and leads to cracking
  • Efflorescencemineral salts drawn to the surface of cement and unglazed tile
  • Traffic Laneswhere the finish goes first, long before the rest of the floor

Questions About Spanish Tile Cleaning

Serge, the Kelly Cleaning mascot, dancing
Still have a question?

Call the family-owned crew that has looked after Ventura County tile since 1978. The quote costs nothing, and the estimate is usually on the calendar within the week.

How much does Spanish tile cleaning cost?

We quote Spanish tile cleaning after we know the size and condition of the job, the quote costs nothing, and new Spanish tile cleaning customers who call (805) 644-5308 or send a quote request take 10% off.

How do you clean Saltillo without damaging it?

Saltillo is very porous, so it gets a deep clean and a seal, not a product that just sits on top. We check the tile first and choose the method to suit it.

What is the difference between sanded and unsanded grout?

Sanded grout carries sand so it holds its shape while it sets, and it fills the wider joints. Unsanded grout is finer and more flexible, so it goes in narrow lines and tight spaces. The two need different treatment, and our technicians are trained on both.

Should I color seal the grout on a Saltillo floor?

It is up to you. Once the clean is done, a color seal goes over the grout and shields the lines from new stains so they keep matching the floor for longer. We recommend it where foot traffic is heavy or the tile tends to stay damp.

Do you clean Spanish tile for businesses too?

Yes, both: homeowners and businesses in Ventura and Santa Barbara Counties have used our Spanish tile cleaning since 1978, for anything from one room to a full commercial floor.

Where do you offer Spanish tile cleaning?

Anywhere in Ventura County (Ventura, Oxnard, Ojai, Thousand Oaks, Camarillo, Westlake Village, Agoura Hills, Simi Valley, Moorpark) and in Santa Barbara, Montecito and Carpinteria, you can book Spanish tile cleaning with us.

How do I book a Spanish tile estimate?

To book Spanish tile cleaning, use our quote form, call (805) 644-5308 or come by the store, and we reach out to schedule, usually within the same week.
